The Challenge
This was a high-rise residential tower with a serrated façade and full-height glazing.
Each apartment featured narrow, floor-to-ceiling windows, making standard blind systems unsuitable. The solution needed to deliver solar control and privacy without disrupting views or the architectural intent.
Blinds had to integrate within pre-defined channels in the interior architecture, requiring precise alignment with the façade while remaining visually unobtrusive.
Control integration added further complexity. The system needed to interface directly with DALI lighting and home automation, requiring reliable two-way communication.
Over 3,000 blinds had to be delivered and installed across an irregular façade while maintaining performance and design alignment.
System Design
A concealed blind box system was developed to integrate directly into the building fabric.
Each unit was extruded, fabricated and powder coated to follow the serrated façade geometry and maintain full architectural alignment.
Integration
The system was designed to operate as part of the building’s wider control strategy.
- DALI lighting interface with bi-directional communication
- Integration with apartment home automation systems

Bespoke Engineering
Standard motors were unsuitable due to the narrow window widths.
Vestamatic motors were modified to reduced lengths, supported by custom interfaces to enable communication between blinds and lighting systems.
Fabric & Performance
A consistent fabric strategy was applied across all apartments.
- Matched blackout and dim-out fabrics
- Controlled glare, daylight and privacy
Delivery & Installation

The Outcome
The completed system delivers precise light control across every apartment while remaining fully integrated into the architecture.
Blinds sit concealed when retracted, preserving clean interior lines and uninterrupted views across London.
The combination of blackout and dim-out fabrics allows flexible control of privacy and daylight.
Integration with lighting and home automation systems creates a seamless user experience.
